Red clay soil expands when it takes on water and shrinks when it dries, which moves slabs and cracks unreinforced patios. Freeze-thaw cycles work on any footing poured above frost depth. Tulsa is not one build environment. The lot conditions change enough across the city that the same outdoor kitchen or pergola gets designed differently depending on where it is going, and the sequence of work changes with it.
South Tulsa - 74133, 74137, 74134. This is where we do the most complete outdoor rooms: a covered structure, an outdoor kitchen and a fire feature designed as one space rather than added a piece at a time. Lots here are generally larger with more usable rear yard, which is what makes a full build work. The recurring site condition is grade. Where the rear yard falls away, the drainage and any retaining or seating wall has to be resolved before the patio is set, because a patio placed on ground that is still moving will telegraph that movement into the joints within a couple of seasons. Planning here typically runs from a $12,000 to $80,000 kitchen and a $12,000 to $45,000 covered patio, priced together.
Midtown Tulsa - Maple Ridge, Brookside, Cherry Street. Older, established neighborhoods with mature trees, settled soil and smaller, tighter rear yards. Three things drive the design. Access is limited, so equipment size and material staging have to be planned before the build rather than discovered on day one. Mature root systems constrain where footings can go, and a pergola post or wall footing has to be sited around structural roots rather than through them. And the scale is different - a $8,500 to $24,000 cedar pergola over a $6,000 to $20,000 paver or flagstone patio is usually the right build here, not a full pavilion that would overwhelm the yard. Settled soil is an advantage in this part of town: less active movement than newer fill.
East Tulsa and the River District. Proximity to the river changes the water table and the drainage strategy. Where an outlet to daylight is not available at a workable elevation, the system has to be designed around a sump rather than gravity, and that decision needs to be made at design time because it affects the depth and route of everything else. French drain and yard drainage work from $1,500 to $6,000 is frequently the first phase here, with the hardscape following once the water is controlled.
Jenks Border and Southwest Tulsa. Newer construction on more recently placed fill, and open lots with less tree cover. Two consequences. Fill soil is still consolidating, so footing depth and reinforcement matter more than they would on settled ground. And open exposure means real wind loading on shade structures - this is where the ASCE 7-16 115 mph design wind speed stops being a code reference and becomes the thing that decides post size, hardware and footing depth on a pergola or pavilion.
Building for Tulsa's climate. Four conditions govern every structure we put in the ground here. Red clay soil expands and contracts with moisture, which is why footings, base preparation and drainage are specified to the soil rather than to a standard detail. Freeze-thaw cycles act on anything poured above frost depth, which is why footing depth is not a place to save money. Summer heat and UV exposure decide which counter materials, finishes and stains hold their appearance and which fade or chalk - relevant to every outdoor kitchen surface and every stained cedar structure. And the 115 mph design wind speed determines the connection detailing on every roofed or shade structure.

Custom Outdoor Kitchens in Tulsa - $12,000 to $80,000+. A working outdoor kitchen is a masonry structure with utilities in it, and that is what drives the range. The lower end covers a grill island with counter space and storage. The middle covers a larger L-shaped or U-shaped layout with a built-in grill, side burner, refrigeration and finished counters. The upper end covers a full cooking suite under cover, with appliances, sink and drain, gas and electrical runs, and stone or stucco finish. In Oklahoma the material decisions matter more than the appliance list: 304 stainless for anything exposed, sealed natural stone or a masonry substrate that will not wick moisture, and counters specified to hold color through Tulsa summers rather than fade in two seasons.
Cedar Pergolas - $8,500 to $24,000. Pergolas are the largest single search category we see from Tulsa homeowners after drainage, and they are also the structure most often built wrong here. Freestanding cedar shade structures start around $8,000. Larger attached pergolas, heavier post and beam sizing, integrated lighting, fans, privacy screening and motorized louvered roof systems move up from there. What decides longevity is not the lumber grade, it is the anchoring: posts set to a footing below frost depth, hardware sized for the 115 mph ASCE 7-16 design wind speed, and connections detailed so wind uplift transfers into the footing rather than into the fasteners.
Covered Patios and Pavilions - $12,000 to $45,000. A covered patio is a roofed structure, which means it carries the same engineering questions as the house: rafter and beam sizing, roof pitch and drainage, footing depth, and how the new roof ties into the existing structure without creating a leak path. Attached covers need flashing detailed correctly at the wall. Freestanding pavilions need a footing plan that accounts for clay movement. This is the category where permits are most often required in Tulsa, and we submit them as part of the build.
Paver and Flagstone Patios - $6,000 to $20,000. On Tulsa clay, a paver patio is only as good as what is under it. The failure everyone recognizes - sunken low spots, lifted edges, joints opening up - is almost always base failure, not paver failure. We excavate to a depth appropriate for the soil, compact the aggregate base in lifts, and edge-restrain the field so the perimeter cannot creep. Flagstone in a mortar setting bed is available where the look calls for it and the substrate supports it.
Fire Pits and Outdoor Fireplaces - $3,000 to $15,000. Wood-burning masonry fire pits sit at the lower end. Gas fire features with a dedicated line, key valve and ignition, and full masonry fireplaces with a chimney, sit at the upper end. Gas runs are coordinated with the rest of the build so a trench is opened once rather than after the patio is set.
French Drain and Yard Drainage - $1,500 to $6,000. This is the highest-volume outdoor question in Tulsa, and on clay it is usually a grading and outlet problem rather than a soil absorption problem - water cannot infiltrate clay quickly enough, so it has to be given somewhere to travel. Typical work includes perforated French drain lines in washed aggregate with filter fabric, channel drains at hard surfaces and garage aprons, yard basins at collection points, downspout tie-ins, and a daylight or sump outlet. Where an outdoor room is going in, drainage is designed with it and installed first.
Irrigation Systems - $7,000 to $10,000. Zoned systems with a controller, backflow prevention and head layout matched to the planting and sun exposure, plus repair work on existing systems with dead zones, broken heads or controller failures.
Landscape Lighting - $1,500 to $8,000. Low-voltage path, wash, uplighting and integrated structure lighting on a transformer and timer. Lighting is run during hardscape construction wherever possible so conduit is set before pavers and masonry go down.
Retaining Walls and Seating Walls. Grade change is common across Tulsa lots, and on clay a wall is a structural element with drainage behind it, not a stack of block. Walls are built with the drainage stone, filter fabric and outlet the wall type requires, and where the grade drives it, the wall goes in before the patio it supports.
Sod and Turf. Sod installation and artificial turf finish the areas the hardscape does not cover, with the grading and drainage corrected first so the new lawn is not sitting in the same low spot.
How the design-build process runs. Step one is a free on-site consultation where we look at grade, drainage, sun, access and existing utilities. Step two is a 3D design rendering, so you see the space and the installed number before committing. Step three is permit submission where the scope requires it. Step four is construction with one crew and one schedule. Step five is a final walkthrough of the finished space.
