Designing Outdoor Spaces That Celebrate Broken Arrow Pride

Broken Arrow spans three ZIP codes and the lot conditions change sharply between them, which changes what a project costs and how it has to be built. North Broken Arrow in 74012 — the established Kenosha and Highland Park areas — has mature trees, settled soil and tighter equipment access, so root systems and existing grade usually drive the design. South Broken Arrow in 74011, including Forest Ridge and Highland Creek, has larger and more open lots where wind exposure matters for pergola footings and newer fill soil often needs drainage engineered before any hardscape goes down. East Broken Arrow in 74014 — Twin Oaks, Park Place, Creek Bend and the Aspen Avenue corridor — carries significant grade change on many properties, which is why retaining walls and drainage frequently come before the patio itself. We measure on site and price per property rather than off a catalog, and the proposal you receive is itemized line by line before anything is ordered. We also build throughout Coweta, Bixby, Jenks, Owasso and Catoosa at the same published pricing.

What does an outdoor living project cost in Broken Arrow?

These are installed prices, published so you can plan before you call rather than after. Attached cedar pergolas run $8,500 to $18,000 installed. Pavilions run $14,000 to $54,000 by frame type. Covered patios run $15,000 to $55,000, designed and built through permit. Paver patios run $30 to $55 per square foot and natural flagstone $18 to $32. Fire pits start at $3,850 and outdoor fireplaces at $8,000. Retaining walls run $40 to $75 per square foot of wall face. French drains run $25 to $65 per linear foot. Every project is measured on site and priced per property.

Who builds cedar pergolas in Broken Arrow, and what should one cost?

VistaScapes & Design is based in Broken Arrow. Attached pergolas run $8,500 to $18,000 installed, and freestanding builds run up to $24,000. The price moves with span and whether the structure ties into the house. We frame in cedar or Douglas fir: 6x6 posts, 2x12 headers, 2x6 rafters and 2x4 shade bars. Every post bears on a poured footing below the frost line, about 18 inches here, so the frame does not heave with the clay. Posts sit on steel post bases that hold the wood off the concrete so end grain never rests in standing water. Every board is stained or sealed on all faces and cut ends before assembly, and Oxford Brown is one of the top-selling stains because it brings out the cedar tone.

Pergola or pavilion: which one for a Broken Arrow backyard?

A pergola gives filtered shade through shade bars spaced for it, and a pavilion gives a solid roof of sheathing, underlayment and shingles that match the house. Pavilions run $14,000 to $54,000 installed by frame type, from wood-frame to cedar to heavy-timber post-and-beam. Each pavilion post lands on its own footing, sized to the roof load and poured below the frost line. Posts, beams and rafters are tied together with hurricane ties so the roof resists wind uplift on the open lots in south Broken Arrow. Ceiling fans, recessed lights and outlets are planned during framing, so the wiring goes in before the ceiling closes.

What does a covered patio cost in Broken Arrow?

Covered patios run $15,000 to $55,000 installed, designed and built through permit. An attached structure ties into the house through a flashed ledger, with the new roof flashing woven under the existing roofing. Beams are sized to the span and the roof load, with deeper beams where a wide span or a heavy roof calls for them. The ground under and around the structure slopes away from the posts so water never collects at the footings.

How much is a concrete patio in Broken Arrow?

Stamped and decorative finishes run up to $25 per square foot. What is under the slab matters more than the finish: roots, topsoil and soft spots come out and the subgrade is compacted so the slab does not settle. A 4 inch compacted gravel base goes down, and the slab is poured 4 inches thick with a #4 rebar mat at 18 inches on center, screeded to drain away from the house. Flatwork is poured with a 3500 PSI mix, and control joints are cut soon after finishing so any cracking happens in the joint and not across the slab. Fresh concrete is protected from hot sun and wind while it cures, and colored or stamped concrete is sealed after it cures to protect the color.

Pavers or flagstone: what do they cost installed?

Paver patios run $30 to $55 per square foot installed, and most 300 to 600 square foot patios land at $9,000 to $33,000. We use Belgard and Techo-Bloc products. Natural flagstone runs $18 to $32 per square foot and is quoted per project. Both start with excavation to firm subgrade and a compacted crusher-run base about 4 to 6 inches deep. Pavers are laid on about 1 inch of screeded bedding sand, an edge restraint keeps them from spreading, and the joints are filled with polymeric sand. Flagstone set in mortar goes over a reinforced concrete slab, while dry-laid flagstone goes over compacted base with tight joints. Stone and pavers are cleaned and sealed at the end of the job when the material calls for a sealer.

What does an outdoor kitchen cost, and where does the price go?

The price is driven by structure and utilities: a grill island with counter space and storage at the lower end, an L or U layout with a built-in grill, side burner and refrigeration in the middle, and a full cooking suite under cover with gas, electrical and a plumbed sink at the top. The island is framed with concrete block on a reinforced footing and never with wood, so the cooking area is non-combustible. Gas, electrical and plumbing runs are planned and roughed in before the masonry closes the cavity, enclosed grill cavities are vented, and outlets near the cooking and sink areas are protected by GFCI. The gas, electrical and plumbing hookups are done by the trades that handle them, scheduled around the masonry. The block is faced with brick or natural stone and finished with a cap that sheds water.

What does a fire pit or an outdoor fireplace cost?

Masonry fire pits, gas or wood-burning, start at $3,850, most builds land between $3,850 and $8,000, and larger feature pits reach $10,000. On a Jenks build the pit was a cinder block core with a firebrick interior under a natural stone and flagstone cap. Outdoor fireplaces start at $8,000, and a standard 4 ft by 6 ft masonry fireplace about 12 ft tall on a concrete footer runs about $15,000, built footer-up with a firebrick firebox and a clay flue.

Why do retaining walls fail, and how do you price a replacement?

Every wall needs a way to relieve the water pressure behind it. In one Tulsa metro backyard, decomposing railroad ties and old brick edging came out and new block walls with six inch mortared stone went in. A rotting railroad tie wall is removed and replaced with block or stone, because patching does not stop the failure. Retaining walls run $40 to $75 per square foot of wall face installed with drainage behind the wall included, block at the low end and limestone or poured concrete at the high end. Every wall gets drainage stone, non-woven fabric and a perforated pipe behind it, and that pipe runs to daylight or a pop-up emitter away from the wall. Taller block walls are reinforced with geogrid between courses, and anything over about 4 feet gets an engineer's design before construction starts. The first course sits below grade on a compacted crusher-run base, and backfill goes in as small compacted lifts instead of being dumped in at once.

How do you fix standing water on Broken Arrow clay?

The outlet is decided first, because a drain is only as good as the place the water can go. French drains run $25 to $65 per linear foot installed. A French drain is a trench with 4 inch perforated pipe bedded in washed gravel and wrapped in non-woven filter fabric, cut about 8 to 10 inches wide and 10 to 14 inches deep with the depth adjusted to keep the pipe sloping toward the outlet. Downspouts are tied into buried solid pipe that discharges to a pop-up emitter, a curb or daylight away from the house. Catch basins are set in the low spots so surface water can enter the system, and each one is connected to a continuous line. Where the lot allows, a shallow swale carries surface water around the house, and soil next to the foundation is graded to slope away before any pipe is buried. In east Broken Arrow the grade change means drainage and walls often come before the patio itself.

Do you repair and install sprinkler systems in Broken Arrow?

Yes, both, and repairs are quoted per job. A new system is zoned to the water the home supply can deliver, so every head in a zone gets full pressure, with beds and turf on separate zones because they need different run times. Heads are spaced head to head, MP Rotator nozzles apply water slowly and evenly to Oklahoma clay, and shrubs and beds get drip lines at the plants instead of overhead spray. A backflow preventer is installed at the connection to the water supply, a smart controller with rain and freeze skip adjusts run times to the weather, and control wire is run in the trench with spare conductors for future zones. Each zone is run and checked for coverage and leaks before the trench is closed.

What about sidewalks and walkways?

Same concrete, same base: a sidewalk or walkway is poured with a 3500 PSI mix over compacted crusher run, 4 inches thick on rebar. One of our sidewalks was poured in 3500 PSI concrete with a mortared-in brick edge. On a sloped side yard a concrete walkway also gives a stable surface and cuts erosion and soil loss.

Do you do landscape design and planting in Broken Arrow?

Yes, and design-build landscaping runs from a $3,000 to $8,000 planting refresh, to a backyard landscape with a patio at $10,000 to $30,000, to full outdoor living design at $25,000 to $80,000. Beds are prepared before a plant goes in: the soil is loosened and amended with compost at every planting hole, plants are set at proper grade with root stimulator at install, and fresh mulch goes on last. Geotextile fabric goes in as a weed barrier, and soil amendments improve the growing conditions. Natural stone bed edging is set with a mortar joint and a footing. Fall is the ideal planting window here: plants establish roots all winter in warm soil, with far less watering stress than summer installs.

What does landscape lighting cost?

Low-voltage LED landscape lighting runs from $2,000 for a front-and-back system and $4,500 to $9,000+ for a full property. Front-entry-only packages and structure-only lighting are quoted on request.

Do you build water features?

Bubbling rocks run $1,200 to $3,500. Pondless waterfalls run $3,500 to $14,000. Koi and ecosystem ponds run $5,500 to $18,000+.

How does the free on-site consultation work?

Every project starts with a free on-site design consultation, and we measure the actual property. The proposal you receive is itemized line by line before anything is ordered.

How long does a project take once it starts?

Build time runs from a few days for a drain or a patio pour to several weeks for a pavilion or an outdoor kitchen. Your proposal gives a start window and states the expected duration for your project, and the start date is confirmed before the crew is booked. Smaller projects can sometimes be scheduled sooner.

How we build for Broken Arrow clay and wind

The same decisions repeat on every job here: footings below the frost line so posts do not heave, and compacted crusher run under every slab and paver field. Rebar in the concrete, with control joints cut soon after finishing. Drainage stone, non-woven fabric and a perforated pipe behind every wall to relieve the water pressure. Knee braces and hurricane ties on every frame so it resists Oklahoma wind without racking. We use Belgard and Techo-Bloc products, frame in cedar and Douglas fir, and install Rain Bird controllers.

What does the yard look like when you leave?

Excavated soil is used to regrade low spots or hauled away, not left piled against the house. Spoils that cannot be reused are hauled off and the work area is left clean and ready for turf.

How do payments work?

A deposit secures your start date and materials, progress payments follow the build milestones written into your proposal, and the balance is due at completion after your walk-through. Larger projects can be split into three payments. VistaScapes & Design is insured and bonded.

Which parts of Broken Arrow do you build in?

All three ZIP codes, and the lots change between them. North Broken Arrow in 74012, Kenosha and Highland Park, has mature trees, settled soil and tighter equipment access. South Broken Arrow in 74011, Forest Ridge and Highland Creek, has open lots where wind matters and newer fill often needs drainage first. East Broken Arrow in 74014, Twin Oaks, Park Place, Creek Bend and Aspen Avenue, carries real grade change, so walls and drainage lead.

Do you also work outside Broken Arrow?

Yes, at the same published pricing: Coweta, Bixby, Jenks, Owasso and Catoosa are regular territory, and we build across the Tulsa metro from the Broken Arrow office.

Recent work in Broken Arrow

Barn and drive drainage in east Broken Arrow (74014), October 2026. A pole barn sat at the bottom of a slope and every rain pushed water through it. We installed 120 linear feet of oversized seamless gutter along both 60-foot eaves, set a catch basin on the barn's low side with an underground drain line carrying the runoff to the pond, and cut 30 feet of channel drain into the low end of the concrete drive.

Irrigation repair, east Broken Arrow (74014), July 2026. A fiber-optic crew cut the sprinkler main and damaged the low-voltage control wire in more places than a patch would hold. We exposed the damage by hand to protect the surrounding lines and roots, repaired the cut main, replaced the control wire end to end rather than chasing each break, and ran every zone to confirm pressure and coverage before we left. Two days on site.

Fall planting, south Broken Arrow (74011), September 2026. Three west-side garden beds, about 900 square feet in all, were replanted for a fall installation. One bed was extended seven feet to the north: the gravel came out, new soil and weed barrier went in, and three to four new plantings were set so the bed reads as one run.
