What to Expect When Building an Outdoor Kitchen in Oklahoma: The Full Process

by | May 20, 2026 | Uncategorized

Building an outdoor kitchen is a significant project with a process that’s unfamiliar to most homeowners. Knowing what to expect — at each stage, how long each stage takes, and what decisions you’ll need to make — reduces anxiety and helps you engage productively with your contractor. Here’s how the process works when you work with VistaScapes.

Stage 1: Initial Contact and Site Visit

After you contact us — by phone, form, or email — we schedule a free on-site consultation at your property. On-site visits are essential: we can’t design a good outdoor kitchen without seeing the yard, understanding the grade, identifying utility locations, assessing the soil conditions, and getting a feel for how you use the space. Remote quotes based on dimensions alone produce inaccurate proposals and miss critical factors.

At the site visit we will:

  • Walk the backyard and discuss how you want to use the space
  • Assess grade, drainage, access, and site-specific constraints
  • Locate utilities (gas meter, electrical panel, hose bibs) for connection planning
  • Discuss preliminary design concepts and layout options
  • Answer your questions about materials, appliances, timeline, and budget ranges

The site visit typically takes 60–90 minutes. Come with questions and a rough sense of your budget range — it’s the most valuable 90 minutes in the project.

Stage 2: Design Development and Proposal

After the site visit, we develop a design and fixed-price proposal based on the site assessment and your priorities. This includes:

  • Site plan showing the proposed outdoor kitchen and cover location
  • Island configuration and dimensions
  • Specified appliances (by brand and model)
  • Material specifications (veneer, countertop, cover type)
  • Electrical, gas, and plumbing scope outline
  • Fixed-price total including all permit fees and subcontractor costs

We typically deliver the proposal within 5–10 business days of the site visit. Revisions to the scope or material selections are common — we work through design refinements until you’re satisfied with both the design and the number.

Stage 3: Contract Signing and Permit Application

When you’re ready to proceed, we execute a written contract specifying the complete scope, materials, payment schedule, timeline, and warranty terms. At contract signing, we collect the initial deposit (typically 30%) and submit permit applications to the appropriate jurisdiction.

Permit processing timeline varies by jurisdiction:

  • City of Broken Arrow: typically 2–4 weeks
  • City of Tulsa: typically 2–4 weeks with online submission
  • Owasso, Bixby, Jenks, others: 2–6 weeks depending on workload

During the permit waiting period, we order materials and appliances — lead times for appliances and stone can run 3–6 weeks, so starting this process immediately prevents delays at the start of construction.

Stage 4: HOA Submission (If Applicable)

If your property is in an HOA community, we prepare and submit the Architectural Review Committee package alongside or immediately after the city permit application. HOA review timelines are set by the association’s governing documents — typically 30–45 days, sometimes longer. We factor this into the project timeline from the start so it doesn’t create a surprise delay.

Stage 5: Active Construction

Once permits are approved and materials are staged, active construction begins. Typical construction sequences:

  • Day 1–2: Site preparation, utility marking, footing excavation
  • Day 3–4: Footings poured, posts set for covered structure (if applicable)
  • Day 5–7: Concrete patio slab or paver base preparation
  • Week 2: Island structural block work, cover structure framing
  • Week 3: Electrical rough-in, gas rough-in, plumbing rough-in — inspection scheduled
  • Week 4: Stone veneer or stucco, countertop template, cover finishing
  • Week 5: Countertop installation, appliance installation, final electrical, lighting
  • Final: Final inspection, punchlist, walk-through, client education

Total active construction typically runs 4–6 weeks for a standard outdoor kitchen with covered patio. Weather delays (rain, freezing temperatures) add time and are built into project schedules. We communicate proactively when weather changes affect the schedule.

Stage 6: Final Walkthrough and Handoff

At project completion, we walk through the entire outdoor kitchen with you — how each appliance operates, where the shutoffs are, what maintenance is required, and what to watch for in the first season. We leave documentation including appliance manuals, warranty information, and care instructions.
