  • Stucco cracking and peeling without underlying structural damage — the stucco finish can be ground off, the substrate treated and waterproofed, and a fresh stucco or stone veneer applied over the existing frame.
  • Failed or dated countertops — countertops can typically be removed and replaced without disturbing the underlying structure.   • Replacing a flat-bar top with an elevated seating counter
  • Adding a dedicated smoker or pizza oven station to an existing kitchen that only had a grill
  • Upgrading from a basic pergola to a solid covered structure over an existing kitchen

When Rebuild Is the Right Answer

Full demolition and rebuild makes sense when:

  • The frame is structurally compromised — water damage to the substrate, failed base construction, or significant settling that’s created structural instability in the cabinet framing
  • The layout is fundamentally wrong — the existing kitchen is oriented or positioned in a way that renovation can’t fix, or the homeowner wants a size and configuration so different from what exists that renovation would cost more than starting fresh
  • The overall investment isn’t recoverable — if an existing kitchen was cheaply built with inferior materials throughout, the cost of fixing all of its issues may exceed the cost of a new build that will last significantly longer
