Drainage problems are one of the most common issues we encounter when starting outdoor living projects in Broken Arrow and Tulsa. Oklahoma’s clay-heavy soil doesn’t drain freely, and many residential lots were graded with minimal attention to what happens after 3 inches of rain. The result: standing water, soggy turf, patio flooding, and foundation concerns. Getting drainage right is non-negotiable — it’s the foundation everything else sits on.
How to Identify a Drainage Problem
The signs are usually obvious: water standing in the lawn 24–48 hours after a rain event, soggy patches that never fully dry out in spring, erosion channels where water concentrates and runs, water collecting against the foundation, or existing concrete patio areas that pond water rather than drain it.
Less obvious signs: turf that stays wet and develops moss or algae. Trees or shrubs that are declining without apparent reason — they may be sitting in chronically wet soil. Fence posts that are rotting faster than expected. All of these point to underlying drainage issues.
Solution 1: Regrading
The cheapest long-term solution to drainage problems is usually the most fundamental one: fixing the grade. All exterior surfaces — lawn, hardscape, mulch beds — should slope away from the house at a minimum of 2% grade (1/4 inch per foot). Many Broken Arrow lots, especially in older neighborhoods or after settlement, have areas that slope toward the foundation or create low spots where water collects.
Regrading involves adding or removing soil to establish correct drainage patterns. It’s disruptive to existing landscaping but has no ongoing maintenance requirement once properly established. We assess grade in every outdoor living consultation because hardscape placed on improperly graded soil will always eventually develop drainage and settling issues.
Solution 2: French Drains
A French drain is a perforated pipe buried in a gravel-filled trench that intercepts subsurface water and carries it to a suitable outlet — typically a low point in the yard, a dry creek bed, or the street. French drains are effective for areas where regrading alone can’t solve the problem because the surrounding grade directs water to a specific low point that can’t be easily changed.
In Broken Arrow’s clay soil, French drains work best when combined with proper fabric wrapping to prevent clay migration into the gravel, and when designed to outlet to a point that won’t become a new problem area. We’ve installed French drains in hundreds of Broken Arrow and Tulsa yards and know the patterns that create long-term success versus the shortcuts that fail within two years.
Solution 3: Surface Drains and Channel Drains
For paved surfaces — concrete patios, paver patios, driveways — surface and channel drains intercept water before it has a chance to pond. A channel drain installed at the low edge of a patio and connected to a pipe that outlets to the yard or street keeps hardscape areas dry even in heavy rain events.
We incorporate drainage into every hardscape design we produce. A properly designed paver or concrete patio should never pond water — if it does, the design is wrong. Drainage planning happens at the design stage, not as an afterthought.
Solution 4: Dry Creek Beds
When drainage volume is high and a pipe system isn’t practical, a dry creek bed channels surface water across the yard to a designated outlet point while adding a natural landscape feature. Done well, a dry creek bed looks like a natural stream course — river rock, boulders, and creek-side plantings that are both functional and attractive.
Dry creek beds work particularly well in Broken Arrow yards where there’s significant grade change across the property and surface water needs a path to move without cutting erosion channels in the lawn.
