Broken Arrow Outdoor Living Seasonal Maintenance Guide — Year-Round Care

Oklahoma’s demanding climate — hot summers, cold winters, hail, freeze-thaw cycles, and intense UV — makes maintenance more important here than in milder climates. Spring Maintenance Checklist (March-April)

Patio and Concrete

  • Inspect the patio surface for any cracks or heaving that developed over winter — freeze-thaw cycles are most active in January-February
  • Pressure wash the entire patio surface to remove winter grime, organic growth, and any ice melt residue (ice melt products damage concrete and stone if left all season)
  • Check concrete control joint sealant — if it has cracked or pulled away, clean and reseal with flexible polyurethane caulk
  • Apply a fresh coat of penetrating stone or concrete sealer if it has been 2+ years since the last application

Outdoor Fireplace

  • Inspect the firebox for cracks in the firebrick or refractory mortar — small hairline cracks are normal; larger cracks in firebox bricks need attention before heavy use
  • Check the spark arrestor for bird nests (a notorious problem after winter) — clear any obstruction before first fire of the season
  • Inspect the exterior stone or brick for any mortar joint deterioration from freeze-thaw — loose or crumbling mortar should be tuck-pointed before it allows water penetration
  • Clean out any ash accumulation from the previous fall season
  • For gas fireplaces: have the gas connection and ignition system inspected annually by a gas appliance technician

Outdoor Kitchen

  • Run outdoor sprinklers only when needed — overwatering adjacent to masonry increases freeze-thaw damage risk in winter and can cause mortar deterioration

Fall Maintenance Checklist (September-November)

Before Winter

  • Apply penetrating sealer to all stone and concrete surfaces before the first freeze — this is the most important maintenance task for freeze-thaw protection
  • Drain outdoor sink supply lines and shut off the isolation valve to prevent freeze damage
  • If you have an outdoor ice maker, drain it and shut off the water supply for the season
  • Cover stainless steel appliances with custom covers during extended non-use periods

  • Keep gas fireplace use moderate on the coldest days — dramatic thermal cycling stresses mortar joints

Annual Professional Inspection

Beyond the DIY seasonal maintenance above, we recommend an annual visual inspection of masonry structures by a knowledgeable contractor every 3-5 years — particularly for outdoor fireplaces.
