Broken Arrow Outdoor Living Spring Checklist: Getting Your Space Ready for the Season

Before you light the first fire of the season or invite friends over for the first cookout, take an hour to work through this spring preparation checklist. Catching small issues now prevents bigger problems later — and ensures your outdoor space is safe, functional, and looking its best when you need it.

Concrete and Hardscape Surfaces
Inspection
- Walk all concrete surfaces and look for new cracks that may have developed over winter. Oklahoma’s freeze-thaw cycles can open small existing cracks or create new ones. Mark any cracks wider than 1/4 inch for professional evaluation.
- Check for settled or heaved sections where frost has lifted a portion of the concrete. Significant differential heaving (more than 1/2 inch) can create trip hazards that should be addressed.
- Inspect paver patios for settled, shifted, or missing pavers. Frost heave commonly affects pavers set on sand base in Oklahoma.
- Check control joints for sealant condition — if sealant has cracked or separated, resealing prevents water infiltration before next winter.
Cleaning
- Pressure wash concrete and paver surfaces to remove winter debris, organic staining, and any deicing residue. 1,500-2,500 PSI is appropriate for most residential concrete.
- Spot-treat mold or mildew stains with diluted bleach solution before pressure washing.
- Sweep out drainage channels and make sure surface drainage paths are clear.
Outdoor Fireplace and Masonry Features
Inspection
- Inspect all mortar joints on the fireplace exterior — focus on crown mortar, joints around the firebox opening, and any horizontal surfaces where water can pond. Small cracks should be tuckpointed before water intrusion causes larger damage.
- Check the firebox interior for debris accumulation. Birds and squirrels sometimes nest in outdoor fireplace fireboxes over winter.
- Inspect the flue tile and spark arrestor if accessible — look for cracking or debris buildup.
- Check that the damper (if present) operates freely.
Gas Fireplace System Check
- Inspect all gas line connections, valves, and burner components for corrosion or debris.
- Check burner ports for spider webs or insect nests — this is a common issue with outdoor gas appliances that sit dormant over winter. A clogged burner port can cause dangerous gas accumulation.
- Test ignition systems before relying on them for regular use.
- If any gas component is in question, have a licensed plumber or gas technician inspect before operation.
Outdoor Kitchen Systems
Gas Grill and Appliances
- Remove grill grates and clean burner tubes of grease and debris.
- Check all gas connections at the grill for tightness — apply soapy water to connections and look for bubbles to detect leaks.
- Clean the grease management system — drip pans, grease traps, and drainage.
- Test all burners for even flame pattern — partially clogged ports create uneven heat and should be cleaned.
Refrigeration and Plumbing
- If outdoor refrigeration was turned off for winter, clean the interior and run it for 24 hours before stocking.
- Check plumbing connections at outdoor sinks for any freeze damage.
- Run water through the outdoor sink system and check for leaks at all connections.
Counter and Surfaces
- Clean concrete countertops and check sealer condition — concrete outdoor counters should be resealed every 1-2 years in Broken Arrow’s climate.
- Check stone or tile countertops for cracked or missing grout that should be repaired before water infiltration causes substrate damage.
Covered Structures and Pergolas
- Inspect all connections and fasteners on covered patio structures — Oklahoma’s winter wind can loosen hardware over time.

- Inspect ceiling fans — clean blades, tighten all hardware, and test operation.

Landscape and Drainage
- Clear winter debris from around the patio perimeter — leaves and organic debris hold moisture against concrete and masonry.
- Make sure downspout extensions and drainage channels away from the patio are clear and directing water away from structures.
