Concrete Patio Resurfacing in Broken Arrow, OK — Repair, Overlay, or Replace?

Many Broken Arrow homeowners have an existing concrete patio that’s structurally intact but visually tired — crazing surface cracks, faded finish, oil stains from years of grill drippings, or a plain broom finish they’ve always wanted to upgrade. Resurfacing is sometimes the right solution and sometimes a waste of money applied to a slab that needs replacement. Understanding the difference between a resurfaceable slab and one that needs to be torn out is the most important decision in the process.

When Resurfacing Works

Resurfacing is appropriate when the existing concrete slab is: structurally sound (no heaving, settling, or significant differential movement), at least 3.5 inches thick (thin slabs don’t anchor overlay systems reliably), free of major cracks wider than 1/4 inch (hairline cracks can be treated before overlay; large cracks indicate subgrade movement that will telegraph through any overlay), and when drainage is adequate (overlays don’t fix grading problems — if the slab drains toward the house, that must be addressed separately or the overlay will fail from water infiltration).

Resurfacing Options

Concrete overlay with stamped pattern: A 3/8 to 1/2 inch polymer-modified cement overlay is applied over the prepared existing slab and stamped with the same tools used for full stamped concrete. This can transform a plain broom-finish slab into a flagstone or slate pattern. Cost: $6–$12 per square foot over an existing slab — significantly less than full replacement. Overlay stamped concrete requires the same sealant maintenance as full stamped concrete and is slightly more vulnerable to edge chipping than a full-depth pour.

Microtop or thin-set overlay: A 1/8 to 3/16 inch skim coat that creates a smooth, modern finish. Popular for achieving a clean contemporary look without full replacement. Can be tinted in a range of earthy tones. Requires proper surface preparation and is sensitive to moisture vapor transmission from below — a concern in Oklahoma’s variable moisture conditions. Cost: $4–$8 per square foot.

Epoxy or polyaspartic coating: A chemical coating rather than a cement overlay. Creates a durable, glossy surface available in solid colors or decorative chip/flake finishes. Excellent UV resistance in outdoor applications when polyaspartic chemistry is used (standard epoxy yellows outdoors). Not appropriate for slabs with active moisture vapor drive. Cost: $3–$7 per square foot.

When Replacement Is the Right Choice

Replacement is the correct decision when: the slab has heaved or settled unevenly (any area with a trip hazard over 1/4 inch), the slab is thinner than 3 inches (common in homes from the 1950s–1970s), the slab has major through-cracks indicating subgrade movement, or the existing size and shape don’t match the homeowner’s outdoor living goals. Replacement costs more up front but produces a properly sized, reinforced slab built to modern standards that will last 30+ years without the maintenance overhead of a resurfacing system on an old base.
