HOA Outdoor Living Rules in Broken Arrow, OK: What You Need to Know

Over half the homes we work on in Broken Arrow are in HOA communities. While every HOA has its own CC&Rs (Covenants, Conditions & Restrictions), we’ve worked in enough Broken Arrow neighborhoods to give you a practical overview of what to expect when you want to build an outdoor kitchen, pergola, or covered patio in an HOA community.

We handle HOA submittals for our clients — call 918-779-1317 if you want us to take the lead on your approval process.

Does Your HOA Need to Approve an Outdoor Structure?

Almost certainly, yes. Any permanent or semi-permanent structure in the backyard — including pergolas, covered patios, outdoor kitchens, fire pits, shade sails, and even large standalone umbrellas — typically requires HOA Architectural Review Committee (ARC) approval in Broken Arrow communities. This is separate from the City of Broken Arrow building permit process.

Common HOA Requirements We’ve Encountered in Broken Arrow

Material Restrictions

  • Many HOAs require structures to match or complement the home’s primary siding and roofing materials
  • Some restrict aluminum patio covers in favor of wood-frame structures
  • Most allow natural stone, brick, and concrete masonry for outdoor kitchens
  • Some require the same roofing material on patio covers as on the main house

Setback Requirements

HOA setbacks are often stricter than city setbacks. A common requirement in Broken Arrow HOAs is 5–10 feet from the property line for any structure. This affects where we can place freestanding pergolas and detached outdoor kitchens.

Height Limits

Covered patios and pergolas are commonly limited to 12 feet at the peak. Fire pit and fire feature heights are sometimes regulated. Outdoor kitchen island height (typically 36 inches countertop height) rarely triggers any restrictions.

Color and Finish

Many HOAs require structure colors to be approved by the ARC before build. We document our planned finish colors (paint, stain, concrete color) as part of the ARC submittal package.

How the HOA Approval Process Works

  1. Review your CC&Rs — Your HOA’s governing documents outline exactly what requires ARC approval and what the submittal requirements are
  2. Prepare a submittal package — Typically: site plan showing structure location, drawings or renderings, materials list, color samples
  3. Submit to ARC — Most Broken Arrow HOA ARCs meet monthly; some have 30-day review periods mandated by their CC&Rs
  4. Wait for written approval — Always get approval in writing before starting any work
  5. Pull city permits — After HOA approval, we pull the City of Broken Arrow building permit (if required)
