What a Good Outdoor Kitchen Quote Should Include
Detailed Scope of Work
A quality quote specifies exactly what will be built: frame type (concrete block or steel stud), dimensions, cladding material (specific type and brand if applicable), countertop material (specific stone type, thickness, edge profile), and which appliances are included (with brand and model numbers). Vague descriptions like “outdoor kitchen with grill and refrigerator” without specifications should raise questions.
Appliance Specifications
Every appliance in the quote should be identified by brand, model, and size. “30-inch built-in grill” tells you nothing about quality — a Blaze Professional LTE and a generic big-box import are vastly different products. If the quote doesn’t specify the brand and model, ask. The appliance spec directly affects the final quality and the long-term cost of ownership.
What’s Included vs. Excluded
A professional quote clearly states what is NOT included so there are no surprises. Common exclusions include:
- Permit fees (usually charged at cost)
- Electrical rough-in or upgrades to your service panel
- Gas line extension from the house to the kitchen location
- Patio surface if the area doesn’t have existing concrete or pavers
- Site preparation if significant grading is needed
None of these exclusions are necessarily red flags — they’re often legitimate separate items. But if the quote doesn’t address them at all, you may get a surprise add-on later.
Payment Schedule
A reasonable payment schedule is typically structured in 3 payments:
- Deposit: 25–33% at contract signing (covers material ordering and scheduling)
- Progress payment: 33–50% at a defined construction milestone
- Final payment: Remaining balance at project completion and your satisfaction
Be wary of any contractor who wants 50%+ upfront or requires full payment before completion. Final payment should never be collected before you’ve walked the completed project and approved the work.
Timeline and Warranty
The quote or accompanying contract should state an estimated start date, estimated completion, and the workmanship warranty terms. A legitimate contractor offers a written warranty on workmanship — not just a verbal “we stand behind our work.”
Red Flags in Outdoor Kitchen Quotes
- No itemization — lump sum with no breakdown of what’s included
- Appliances not specified by brand/model — allows substitution of cheaper units
- Very high deposit requirement — 50%+ upfront is a risk with an unknown contractor
- No mention of permits — suggests they plan to skip them
- Price far below competitors — outdoor kitchen construction has real material and labor costs; significantly lower prices usually mean compromised materials or scope
- No written warranty — verbal promises aren’t enforceable
