A one-year workmanship warranty is a minimum; contractors confident in their work often offer longer terms.

6. What’s Included in Your Written Estimate?

A complete written estimate should itemize: structure and framing, facing materials, countertop, appliances (by model or specification), electrical rough-in, gas rough-in, plumbing if applicable, permit fees, and any site preparation included in the scope. Vague estimates that list only a total price without itemization are a sign that scope disputes are likely later. Ask for a line-item breakdown.

7. What Is the Payment Schedule?

A standard payment schedule for a project of this size involves a deposit at contract signing (typically 25-30%), a progress payment at a defined milestone (commonly when structural work is complete), and a final payment at project completion. Be skeptical of contractors who require large upfront payments (over 50%) or final payment before the work is complete. Never pay the final balance before you’ve inspected the completed work.
