Oklahoma’s weather is relentless — intense summer heat, heavy spring rainfall, winter ice storms, and the constant cycle of clay soil expansion and contraction. Outdoor living spaces that are properly maintained will look great and function perfectly for decades. Spaces that are neglected fail prematurely and cost far more to repair or replace than they would have to maintain. Here’s the annual maintenance routine we recommend to all of our Oklahoma clients.
Spring Maintenance (March – April)
Inspect Your Patio Surface
After winter, walk your entire patio looking for:
- Cracked or displaced pavers: Individual paver cracking from ice is normal and easy to fix — simply replace the affected pavers
- Joint sand loss: Oklahoma’s winter rain and wind erode paver joint sand; top-dress with polymeric sand and compact with a plate compactor or hand tamper
- Edge settling: Check the perimeter edge for any sinking or displacement — address early before it spreads
- Drainage issues: Stand water anywhere for more than 24 hours after rain indicates a drainage problem that needs correction
Pergola and Covered Patio Inspection
- Check all fasteners and connections for loosening from winter freeze-thaw cycles
- Inspect wood structures for any rot, especially at post bases and beam ends
- Clean ceiling fans (blade wobble after winter indicates dust buildup)
- Test all electrical outlets and lighting fixtures

Outdoor Kitchen Startup
- Run the gas line and check all connections with soapy water (no bubbles = no leak)
- Clean burner tubes — spiders love to nest in gas ports over winter and can create dangerous blockages
- Test refrigerator and any electrical appliances
- Clean stone countertops and apply fresh sealer if due
- Flush the outdoor sink plumbing if you winterized it
Summer Maintenance (June – August)
- Seal natural stone: If your travertine, limestone, or flagstone patio hasn’t been sealed in the last 2 years, summer is a good time (apply to clean, dry surface)
- Clean paver joints: Weed growth in paver joints is normal in Oklahoma’s humid summers — spot-treat with vinegar or a propane torch (not herbicides near plants)
- Grill and outdoor kitchen deep clean: Monthly cleaning prevents buildup that can cause flare-ups and deterioration
- Ceiling fan lubrication: If fans are squeaking, a drop of machine oil in the motor housing resolves it
- Water feature maintenance: Check fountain pump flow, clean pump filter monthly, add evaporated water
Fall Maintenance (September – November)
- Seal concrete pavers: Fall sealing protects joint sand through winter; do it before first freeze
- Outdoor kitchen winterization prep: If temps will drop below 20°F, drain outdoor sink lines and protect appliances with covers
- Wood structure treatment: Cedar pergolas should be cleaned and re-stained in fall before winter moisture
- Landscape prep: Cut back perennials, mulch beds for winter insulation, plant fall bulbs
Winter Maintenance (December – February)
- Cover outdoor furniture or store cushions indoors during ice storms
- Never use salt or harsh ice melt on pavers or natural stone — use sand for traction
- Check retaining walls after any significant freeze-thaw cycles for movement
- Clear any ice dams from covered patio gutters or drainage channels
