Common Concrete Patio Problems in Broken Arrow

Cracking

Low spots that collect water are drainage problems that create freeze-thaw damage cycles and standing water issues. Depending on the severity, options include mudjacking (pumping a grout slurry under the slab to lift it), polyjacking (using expanding polyurethane foam), or section replacement. We assess the subbase condition before recommending which approach is appropriate.

Drainage Slope Issues

A patio that slopes toward the house creates a long-term foundation risk. If the original concrete was poured with incorrect slope, the only real solutions are grinding high areas, adding a drain at the low point, or removing and repaving the affected area with correct slope.

Repair vs Resurface vs Replace

When Repair Makes Sense

  • Isolated cracks in otherwise sound concrete
  • Failed control joint sealant needing replacement
  • Small isolated sections with local subbase failure
  • Mudjacking or polyjacking for settled sections with intact concrete

When Resurfacing Makes Sense

  • Cosmetic surface scaling across a large area, but the slab structure is sound
  • Desire to change the surface appearance without full replacement cost
  • Concrete that is structurally solid but aesthetically tired

When Replacement Is the Right Answer

  • Structural cracks with displacement or severe deterioration
  • Pervasive heaving from underlying soil or drainage problems
  • Original patio too thin (under 3 inches) — resurfacing a thin slab creates two thin layers that both fail
  • Subbase failure that cannot be addressed without full excavation
  • When the cost of repair approaches 50-60% of replacement cost — replacement makes more long-term sense
