Landscape Grading and Leveling in Oklahoma — Solving Drainage and Creating Usable Space
Oklahoma’s terrain creates real challenges for residential properties. Clay soil that sheds water instead of absorbing it, construction settling that leaves yards with unexpected low spots, and builder grading that puts the homeowner’s problem on the neighbor’s problem — all of these create drainage issues that affect lawn health, outdoor living, and in severe cases, the home’s foundation.
Landscape grading — reshaping the ground surface — is the primary solution for drainage problems and for creating level outdoor spaces on sloped lots. Here’s what’s involved and when it’s necessary.
Common Grading Problems in Broken Arrow and Tulsa
Grade Sloping Toward the House
The most serious grading problem is grade that directs surface water toward the foundation. This happens when builders disturb soil during construction and it settles unevenly, when backfilled foundation walls compact over years and create a depression around the perimeter, or when hardscape (driveways, walks) creates impermeable surfaces that channel water toward the house.
The standard solution is establishing positive grade — at least 6 inches of slope for every 10 feet of distance away from the foundation. This may require adding fill against the foundation, shaping the grade, and establishing new turf over the disturbed area.
Low Spots in the Lawn
Low areas that collect standing water after rain kill turf and create muddy patches that don’t drain for days. In Broken Arrow’s clay, these areas often don’t absorb at all — water sits until it evaporates. Solutions depend on the cause: simple settling is corrected by adding topsoil and raising the low spot. Persistent drainage to a low point that has no outlet requires a catch basin or French drain to capture and redirect the water.
Drainage Off Hard Surfaces
Driveways, patios, and walks are impermeable — 100% of rain that falls on them becomes runoff. This runoff needs somewhere to go. If the adjacent grade isn’t shaped to direct it away from the house and toward a drainage outlet, it collects against the foundation, erodes planting beds, or saturates lawn areas at the base of the slope.
Creating Level Outdoor Space on Sloped Lots
Many Broken Arrow lots have meaningful grade changes that would prevent patio construction without either significant cut-and-fill grading or retaining wall construction. The two approaches aren’t mutually exclusive — most sloped lot patio projects use both.
Cut and Fill
On gentler slopes, cutting the high side and filling the low side creates a level building pad with minimal wall requirements. The cut soil is moved to fill — ideally in balance so no material needs to be imported or exported. This is the most cost-effective approach for modest grade changes (under 2 feet of change over the patio footprint).
Retaining Wall and Fill
For steeper grade changes, a retaining wall holds back the slope while the downhill area is filled to create a level pad at wall height. This approach creates more dramatic grade change capability but requires proper wall engineering and drainage for tall walls.
The Grading Process
Site assessment: We walk the property, identify the high and low points, determine where water flows during rain events, and locate any underground utilities that need to be marked.
Design: We determine target grades, identify where fill is needed vs where material is removed, and plan the drainage outlet for the corrected grade.
Execution: Skid steer or mini excavator for most residential lots. Manual work for tight access areas. Compaction of all fill material in lifts to prevent future settling.
Finish and erosion control: Topsoil finish grade, erosion control blanket on disturbed areas if seeding, or immediate sod installation on areas that need quick vegetation cover to prevent erosion.
