1. Are you licensed and insured in Oklahoma?
Ask for a certificate of general liability insurance ($1M minimum) and confirm they carry workers’ compensation. If an uninsured worker is injured on your property, you could be liable. This is non-negotiable. Any contractor who hedges on this answer is a red flag.
2. Will you pull all required permits?
Most outdoor structures, outdoor kitchens, and electrical work require permits in Broken Arrow, Tulsa, Jenks, and surrounding municipalities. A contractor who proposes to skip permits to “save time” is putting you at legal and insurance risk. We pull every required permit as part of our standard project scope.
3. Who does the actual work — your employees or subcontractors?

Ask for references from clients with similar project scope and price range — and actually call them. Ask: did the project come in on time? On budget? Did they respond promptly when issues came up? Would you hire them again?
6. What does the payment schedule look like?
A reasonable payment schedule: deposit at signing (10-30%), payments tied to project milestones, and final payment held until project completion and your approval. Be wary of contractors who ask for 50%+ upfront or push for large payments before work is substantially complete.
7. How do you handle changes during the project?
Change orders happen — site conditions, material availability, or your preferences may shift during construction. A professional contractor has a written change order process with clear pricing before work proceeds. Verbal agreements about changes are how disputes start.
8. What warranty do you provide?
Ask specifically about the warranty on labor (not just materials). A confident contractor warranties their work for at least one year. Material warranties vary by manufacturer and should be passed through to you in writing.
9. How do you handle site cleanup and project closeout?
Your property should be left cleaner than we found it. Ask how they handle debris removal, final grade cleanup, and any incidental damage during construction. The answer tells you a lot about how a contractor operates.
10. Who is my primary point of contact during the project?
You should have one person — a project manager — who is your consistent contact from start to finish. Not a salesperson who hands you off after signing. Not a rotating crew without anyone accountable. One person who knows your project and answers your calls.
